MARMARIS SITS ON A WIDE BAY protected by sleep pine-forested mountains. Sultan Siileyman the Magnificent built the town's tiny castle before invading Rhodes in 1522, but little else remains of the quiet fishing town of yestciycar. Modem Marmaris is a large urban centre and one of Turkey's major resorts, receiving over one million visitors last year. Not suipri singly it boasts excellent services, entertainment and shopping, as well as several large marinas, including the 750-berth Netsel Marina - one of the largest in the eastern Mediterranean. Although the beaches in the town itself aren't good, the nearby suburb of lgmeler has a streich of .sandy beach with water sports and other activities available throughout the season. Icmeler's promenade is backed by large resort hotels, behind which are a grid of touristy shops, restaurants, villas and apartments blocks. In con hast to other areas of the lown, the suburb is neat with gtxxl roads, carefully kept communal gardens and a well-developed infrastructure
Enclosed by steep mountains, there is very little new land available for development in Marmaris, Prices look set to continue rising in the face of strong demand from both domestic and foreign buyers.
The lown centre is dominated by re-sale apartments many of which are over 5 years old. Conveniently close to the main concentration of restaurants, shopping and nightlife, basic two-bedroom apaitments in this area typically sell horn 30,0gbp(X).
The suburb of Armutalan is popular with wealthy Turkish buyers and counts the former Turkish president Kenan Evren as one of its seasonal residents. The area has a mix of villas and apartment complexes with prices for a thrcc-bedroom apartment starting from 60,000gbp, and a newly built four-bedroom house with a pool typically selling for upwards of 140,000gbp. North east of Marmaris, the new suburb of Beldibi has cheaper properly and good transport links to the centre. Closer to the seafront, Siteler has a number of new developments, with apartments ranging from 55,000-120,000gbp depending on size, facilities and location.
Prices in lgmeler are higher due to strong demand from both foreign and local buyers. Expect to pay over 140,000gbp for a new thrcc-bedroom villa, and over 95,000gbp for a two-bedroom apartment on a new complex. Cheaper rc-salc properties arc often available, though they may need extensive modernization. With easy access to the beach, rental potential is highest in Igmeler.
