Mostly ignored by foreign buyers, Cesme attracts Turkish tourists and second home owners with its beaches, dining and nightlife
OVERLOOKING THE GREEK ISLAND OF CHIOS, Cesme is a small Turkish holiday town. Only a 45-minute drive from the city of Izmir, many Turkish families have second homes in the area. In recent years the town has also heeome a fashionable summer destination for young people from Istanbul and Ankara. Despite its domestic appeal, comparatively few foreign lourisLs visit or buy property. In the town itself, a large Genoese castle stands guard over the harbour, from where car ferries leave for Chios and ports in Italy. The suburb of Ilica, 5 km east of the town center, has the area's best beach, while nearby Alacati, formerly a small village of Greek houses, which is now surrounded by villa developments, is popular with windsurfers from across Ruropc. There arc several large marinas in the area, as well as a hot spring and thermal centre.

To the south of the main town, there are more beaches beyond the fishing village of Ciftlikkoy, which is a pleasant year-round Turkish community with a scenic seaside position. In the opposite direction, Dalyankoy has a small harbour surrounded by fish restaurants and overlooked by villa developments. The local dining is varied and the nightlife is lively during the summer months. Without a car, access between Cesme's various resorts is simple with regular minibus services.
Property prices are generally higher than other Turkish resorts due to strong domestic demand and strict planning controls. However, there is a very good choice of properties available with apartments and villas to suit all budgets and tastes.
Places in the centre of Cesme benefit from easy access to restaurants, bars and shopping, although it is very busy and congested in summer. Prices in the town start from 36,000gbp for a two-bedroom apartment, or from 65,000gbp for a larger apartment with views of the harbour or castle.
In Dalyankoy and Ciftlikkoy new thrcc-bcdiwm villas with sea views are available from 100gbp,(XX), with older resale properties considerably cheaper. The property in Nica and nearby Pasalimam is more expensive. Expect to pay upwards of 200,000gbp, and often a lot more, for a villa with its own garden and pool. These areas have good access to the beach, but Ilica itself is crowded in summer.
Prices in Alacati arc more reasonable, with a choice of renovated houses in the village, or villas on complexes typically starting from 90,000gbp. A short drive from the beach and a new marina, the properties in Alacati don't have sea views.
The rental potential for villas is particularly good in Celine thanks to the area's popularity with domestic tourists. The market is divided between seasonal summer rentals, mostly to families from nearby Izmir, and shorter holiday lets to expatriate Turks and foreigners.
