Overlooking a deep bay, Kalkan has a great location and a good selection of villas at the middle and upper end of the market
KALKAN IS A SMALL BUT RAPIDLY GROWING resort tumbling down a steep mountainside to a small harbour filled with yachts. The town itself only has a small stretch of pebbly shorcfront, though the stunning beach at Patara, and the historical sights of the Xanthos valley, are only a short drive away. Particularly popular with British tourists, many of whom rent villas rather than stay in hotels, Kalkan's narrow streets leading down to the harbour are lined with restaurants, shops and bars. However, many of these close far the winter months, when there are just some basic shops, a small supermarket and medical centre that remain open. On-going improvements to the main coastal highway have cut the journey time to Dalaman airport to around 2 hours.
Kalkan has grown explosively in recent years, with major development on the mountainside above the town centre and along the coast. The housing stock is predominantly villas, with fewer apartments due to local building restrictions. In the old town itself, small stone houses provide atmospheric, if cramped accommodation. A two-bedroom cottage with small courtyard typically sells from 120,000 GBPin this area. Building and renovation work in this area is subject to strict planning controls.
To the west of the town, the quiet residential district of Kalamar Bay has a mix of new and re-sale property, with three-bedroom villas typically available from 1 IO,(XX)-150,000GBP. There are also some plots available for building.

In the opposite direction. Kisja has excellent views and benefits from cooling sea breezes in summer. However, as with other newly developed areas above the town. access roads and infrastructure are poor at present. Villas above the town benefit from wonderful views and may be within walking distance of the centre. Prices range from 110,000GBP to over 3GBP(X),(XX) depending on the property and location.
In season there is high demand for rental villas in Kalkan, but due to the large number of new properties available a good location, close to town and with a sea view, is crucial for successful rental returns. A four-bedroom villa with pool rents for around 1,000GBP per week in high-season.
