AntalyaA RAPIDLY GROWING CITY of over 1/2 million people, Antalya is the main administrative and commercial center for most of the Mediterranean coast. The city's modem airport is an important gateway, receiving hundreds of thousands of arrivals from across Europe each year. Sprawling around a wide bay, with the Taurus mountains as a backdrop, the city enjoys a dramatic setting.

Kaleici. which literally means "'Inside the Castle*', is the historic heart of the city. Surrounded by the old city walls, its narrow streets are lined with Ottoman timber-frame houses, many of which have been renovated or converted into hotels. The old harbour has also been tastefully redeveloped and is surrounded by cafes, shops and restaurants. The buildings of this area enjoy official protection, so any renovation or building work is tightly controlled.

West of the center, Konyaalti has a long pebble beach lined with cafes,bars and entertainment venues, with a large water-park nearby. The city's other main beach is 12 km cast of the center at Lara. The city has several large, modem shopping centres.

Antalya's property market is dominated by modem apartments. Prices vary hugely according to the location. A two-bcdr(X)in apartment costs from 35,(XX)GBP in an inland location, rising to over 110,(XX)GBP in a luxury block on the sea front in Lara. Lara and Konyaalti arc the most desirable areas, and some apartment Mocks have swimming pools and other facilities. For those in search of an Ottoman house to restore. Kaleici and the area of Hasim [scan, just outside the city walls, arc the places to look. Prices depend on the si/e and condition of the building, but it is difficult to find a real bargain these days.

Belek, 30 km east of Antalya, has become Turkey's foremost golfing area, with six international standard courses now in operation. Designated as a tourism development area by the government, a string of large resort hotels dominate the coast, blocking access to the excellent sandy beaches in some places. Behind the wooded coastal strip villa developments have sprung-up on agricultural land. Golf aside, facilities and shopping arc very poor in the immediate area at present.

There arc a number of new and off-plan developments with excellent facilities in the area. Prices range from 7S,0O0 to over 1(X),(XK)GBP for a three-bedroom complex villa, or from 40,(XX)GBP for a two-bedroom apartment bought off-plan. Older resale villas are available from 50,(XX)GBP, but the quality of build is generally low and they may not make a good long-term investment. With its status as a golfing center and improving local facilities, rental potential may develop in the future, although at present it is poor due to competition from the many resort hotels in the area.
