Kas-A small seaside town on an unspoilt stretch of coast, Kas, has a good choice of villas, apartments and land---BACKED BY ROCKY MOUNTAINS, Kas is a relaxed seaside town overlooking the Greek island of Meis. Formely a fishing and market centre, tourism now dominates the local economy. Despite this, it hasn't been swamped by mass tourism and retains much of ils original character and charm. Sitting on the site of ancient Antiphellus, the town is dotted with archaeological remains, including a small amphitheatre and monumental tombs. The local coastline is rocky and beaches arc limited to short pebble stretches. The nearby countryside is scattered with interesting archaeological sites and Kas, is an cxccllenl base for adventure activities.---Kas has a well-established expatriate community, which is swelled in summer by European and Turkish tourists. There is a gtxxJ selection of restaurants and shops, with several small supermarkets and a colourful weekly market for fresh produce. Medical facilities are limited to a small health centre, with the nearest hospital in Fethiye, a 90-minute drive away.-
--Reaching out towards Greek Meis, the 7 km Cukurbag Peninsular is one of the most desirable areas to buy in Kas. Originally owned by the Turkish Association of Journalists, development on the peninsular has been strictly controlled, with limits on the height and extent of building. Remaining undeveloped plots (approximately 1,500 m2) are very rare and sell for over 110,000 GBP Enjoying a quiet location and lovely sea views, villas on the peninsular typically fetch from 160,000-250.(X)0GBP for three-bedrooms, sometimes considerably more. Without a car, access into town is limited to an hourly minibus service which runs summer-only.-
--The centre of town has a mix of re-sale and new-build apartments and villas, with prices significantly lower than on the peninsular. These properties have the advantage of easy access to all the towns facilities, although noise can be a problem during the summer months in some areas.-
--Above the main town, Ccrciler is an area of newly built apartments and villas. These benefit from excellent views and prices are lower than elsewhere. However, care should be taken to check that properties have proper title deeds and planning consent, as many have been constructed illegally on state land. Gokseki, to the west of Kas,, has only recently been surveyed and title deeds have yet to be issued. Rental potential is best on the Cukurbag Peninsular due to its quiet location and stunning views. Year-round lets are also possible in the town centre.-
